500 North Beacon

500 North Beacon, designed by SGA and developed by Alexandria Real Estate, combines contemporary design with a nod to the campus's historical richness. The project includes the construction of a new 4-story core and shell building, referred to as "Building 1," which primarily serves as business and laboratory space. Featuring two distinct volumes—a four-story structure with vertical copper fins and a lower glass volume with a large fourth-floor terrace—the design aims to blend aesthetic appeal with functionality. Targeting LEED Gold and Fitwel certifications, the project reflects a commitment to sustainability and user well-being.

Spanning 120,000 square feet of total floor area and built on a 30,000-square-foot footprint, the building is classified as Type-IB construction and accommodates A-3, B, H-3, S-1, and S-2 occupancies. As part of the development, Building 1 will integrate with the existing East Parking Garage, a 5-story open structure with a footprint of 57,500 square feet and a total area of 287,500 square feet. Renovations to the garage's first level will include storage and MEP spaces, further enhancing site functionality. The project artfully combines modernity with practicality, creating a dynamic, multi-use space on this 29.43-acre campus.
