AOTC West Garage

The Arsenal on the Charles - West Garage project introduces a dynamic transformation to an existing 7-tier parking structure of Type IB construction. Located on the west end of the campus, the development includes a 2,000-square-foot addition and the renovation of 4,500 square feet on Tier 2. These areas will provide modernized amenities, including a coffee bar, bicycle parking, and a transit center, enhancing the functionality and convenience of the structure. The project also features a new façade for the addition and portions of the existing garage, integrating a contemporary design aesthetic with the historic character of the campus.

A key highlight of the project is the addition of a 6,000-square-foot pavilion on the north face of the garage. Designed to achieve net zero energy standards, the pavilion is targeting LEED Gold and Fitwel certifications, underscoring a commitment to sustainability and wellness. Its exterior envelope, defined by a perforated aluminum mesh canopy, serves as both an open rain screen and an architectural statement. Supported by a wood-clad steel structure, the design pays homage to the site’s industrial history and the legacy of heavy timber and steel-frame buildings in the area. This innovative redevelopment enhances the Arsenal on the Charles campus, providing a blend of functionality, sustainability, and historical reverence.
