The Second Home project at 1370 North St Andrews Place in Los Angeles blends historic preservation with modern innovation, creating a dynamic and community-focused environment. Spanning a lot size of 90,854 square feet with a total gross building area of 109,696 square feet, the project is centered around the Anne Banning Community House, originally designed by renowned architect Paul R. Williams. Omgivning served as the Executive Architect, overseeing the historic rehabilitation of this iconic two-story Type V structure while managing a change of use to accommodate office and restaurant spaces. The project also includes structural upgrades to the existing underground parking garage and the addition of a 35,000-square-foot, single-story Type V structure above it. This addition highlights a seamless integration of modern construction with the site's rich architectural history.

Designed in collaboration with Selgascano, known for their vibrant and organic architectural approach, the project introduces free-standing work pods, or bungalows, set in lush gardens that celebrate biophilia and foster creativity. These contemporary structures, with their bold use of color and natural forms, create a striking contrast to the Late American Colonial Revival style of Williams’ original building. By combining thoughtful preservation with forward-thinking design, the Second Home project serves as a model for adaptive reuse, revitalizing a historic landmark while creating a vibrant, multifunctional hub for the community.
