Developed by Sun Valley Peoria, LLC, and designed by Bastien and Associates, Inc., the project features two primary studio buildings and a guardhouse, combining cutting-edge functionality with robust safety standards. Building 1 encompasses 130,547 square feet, housing four sound stages and three production support spaces, constructed to Type IIIB standards with F-1 and B occupancy classifications. Building 2 adds another 102,204 square feet, featuring three sound stages, two production support areas, and an integrated shops building. Both buildings are equipped with fully automatic NFPA 13 fire sprinkler systems, ensuring a safe and compliant environment for complex production activities.

The facilities are designed to seamlessly support the creative and technical demands of modern media production. Complementing the main buildings, the 150-square-foot guardhouse, built to Type VB standards with B occupancy classification, enhances site security and management.
