The UC San Diego Theatre District Living and Learning Neighborhood is a transformative project that reimagines student living, academic engagement, and community interaction on the university's vibrant campus. Spanning 8.5 buildable acres in the campus's core, the development includes five mixed-use high-rise buildings and a four-level subterranean parking garage, offering 1,200 shared-use parking spaces. The buildings range from 8 to 21 stories, providing 2,000 student beds, 48 resident advisor accommodations, and a dynamic blend of residential, academic, and community spaces. The project features 30,000 square feet of residential life amenities and 32,000 square feet of academic and administrative areas, including classrooms and a 490-seat auditorium. A diverse range of community-focused spaces, such as a food hall, retail and restaurant facilities, a meditation pavilion, a tea house, and a fitness center, further enhance the campus experience.

With a total project area of 1,437,500 square feet, including the parking structure, and 988,000 square feet dedicated to programmatic spaces, the neighborhood exemplifies integrated design and sustainability. Located atop two former surface parking lots, the development incorporates A-2, A-3, B, M, R-2, and S-2 occupancies to meet diverse campus needs. This ambitious project supports UC San Diego’s commitment to creating a seamless blend of living and learning environments, fostering student success and community engagement. By blending modern architecture, innovative facilities, and thoughtful design, the Theatre District Living and Learning Neighborhood sets a new standard for campus development and community building.
