Vermont Corridor Site 2, developed by Trammell Crow Company and designed by Gensler, is a transformative addition to the County of Los Angeles campus at 550 S Vermont Avenue, Los Angeles, CA. The project integrates a new 13-level, 177-foot-tall office building with the existing 12-story structure originally constructed in 1966. This expansion will add 91,865 square feet, resulting in a combined total of 259,865 square feet of state-of-the-art office space. The building is designed with TYPE-IB construction and accommodates A-2, A-3, B, M, S-1, and S-2 occupancies, reflecting its versatility in supporting administrative and public-facing functions. A notable feature of the project is the bridge on Level 8, connecting to a 21-story neighboring office building, facilitating seamless campus operations.
The contemporary design of the building prioritizes sustainability and energy efficiency, incorporating a high-performance aluminum curtain wall glazing system paired with metal mesh screens to reduce energy loads. Targeting LEED Gold certification, the building includes amenities such as a landscaped terrace deck, short-term and long-term bicycle storage racks, and pedestrian-friendly features. Parking facilities include spaces for electric and low-emission vehicles at adjacent structures, as well as a vehicular drop-off area with five additional parking spaces. Supporting up to 1,400 county employees, the Vermont Corridor Site 2 project exemplifies modern office design while advancing the County’s commitment to sustainable development and operational excellence.
